What Is A CMA And Why It Matters
As your local real estate professional, I offer no-cost, no-obligation CMAs to homeowners. What is a CMA? It stands for Comparative Market Analysis, a report that can help you determine your home’s value in today’s market compared with similar, local homes.
To prepare a true CMA, I first conduct a walk-through of the home, noting all features and the home’s general condition. I then will do in-depth research on local stats to help arrive at a home value. My review includes reviewing the past year’s local home sales that haven’t closed, active listings in your area, pending sales that haven’t closed yet and expired of canceled listings. I do not factor in the prices of distressed sales such as short sales, foreclosures, and auctions.
The key factors I use to compare your home with other nearby homes are:
- property condition
- age of home
- lot size
- square footage of home
- upgrades, amenities and features of the home
- number of rooms (especially bedrooms and bathrooms)
